2019 saw the launch of Activate, Workman’s specialist placemaking consultancy. The service has been well received by the market and the team has been successful in securing new business with a diverse range of clients, from local authorities to retail investors and private property companies.
Following a competitive tender, we were delighted to be appointed to the Managing Agent panel for LGIM Real Assets under its new management operating model, designed to meet a shift in service requirements. Our first mandate is the LGIM UK Property Fund with 5.6m sq ft of commercial property including flagship assets such as the Aircraft Factory, Hammersmith and No.1 Colmore Square, Birmingham.
The Building Consultancy and Property Management teams worked closely to deliver the high-tech grade A refurbishment of One Hyde Park, Hayes, including the addition of Heidi the robot into the management team. With high spec tech integrated into the building fabric and service provision, occupiers can control their environment locally, to their precise area within the property, and guests can register their arrival.
A hat-trick of awards for our Building Consultancy team at this iconic Manchester development as the Hanover building was recognised by the BCO as national winner of ‘Refurbished/Recycled Workplace 2019’ as well as by the RICS and Insider North West regionally.
Patron Capital and APAM’s Arlington Business Park was the first business park in the UK to achieve Fitwel certification. Having guided the team through the accreditation process, our own Fitwel Ambassador is working with other clients to achieve Fitwel status at a number of properties across the UK.
Launched in 2018, Welcome is a management service designed to meet the needs of the modern office occupier. The team now manage more than five million sq ft of premium office space for clients, including a growing number of overseas private investors.
Workman Turnbull recorded significant growth in 2019. Property Management successes include the award of portfolios from M7 Real Estate, Gazeley, CBRE Global Investors and Patrizia whilst Building Consultancy delivered a number of major due diligence portfolio surveys for KKR and Generali.
Our Building Consultancy team completed the delivery of The Hive at Croxley Business Park, a £3m project to create a community space for occupiers including café, terrace and event space, which created a focal point for the placemaking programme run by our on-site team. Our Property Management team were then retained, following the letting of the park on a long-lease to Watford Borough Council.
The Building Consultancy team in Cambridge delivered the new Primark flagship store at The Centre:MK, providing project management and employer’s agent services on an extension to the shopping centre to accommodate the new store.
Workman Building Consultancy has seen an uplift in demand for services across the board along with a rise of 133% for Development Monitoring services
Tristan Capital Partners appointed our Building Consultancy team to provide technical due diligence during their acquisition and we will act as fund monitors during the development to deliver a new 210,000 sq ft grade A office building.
Workman awarded ‘Best Property Manager’ and ‘Best Refurbishment Team’ and also ‘Highly Commended’ in the ‘Best Environmental Sustainability Initiative’ category at the Hermes RPI Awards 2019.
The Building Consultancy team in Glasgow has been awarded the Project Management of a £9m new-build student accommodation property in Stirling which has now started on site.
Promoting and enabling wellbeing is at the heart of the Welcome service, we routinely run a wide a programme of wellbeing initiatives tailored to suit each property and its occupiers. The ‘Wellbeing Week’ campaign in 2019 was well received and included activities such as Virtual Reality sport and fitness activities.
We take employee wellbeing seriously at Workman, and were among the first in our industry to sign the ‘Time to Change’ pledge, cementing our commitment to ensuring that our people have access to the right support when they need it and commit to reducing the stigma surrounding mental health at work.
Having first been appointed in 2018, we were rewarded with the instruction of the remainder of this industrial portfolio, a further 45 assets across the UK as Stenprop looks to become the leading ‘serviced industrial’ provider.
Workman Retail & Leisure took on the management of the Waterside shopping centre in Lincoln, a 120,000 sq. ft.scheme anchored by Next, H&M and Topshop.
Among many instructions for in 2019, Workman’s in house CAD team created a 4K fly-through for a feasibility study delivered by Activate – Workman Placemaking.
